The milestone comes as federal tax law has renewed attention on depreciation strategy. The One Big Beautiful Bill Act, signed into law on July 4, 2025, permanently restored 100% bonus depreciation for qualifying property acquired and placed in service after January 19, 2025. Building components that a cost segregation study reclassifies into recovery periods of 20 years or less can generally qualify, allowing eligible owners to deduct those costs in the first year.
